I wasn’t quite sure what I was getting into when booking a small house on Josh’s land, and while things popped more into focus when I found his website ( (Website hidden by Airbnb) I was beyond surprised at just how idyllic it was. Every inch of the property strikes a perfect balance between the rustic and well-kept— you feel fully immersed in nature, but the amenities scattered across the acreage offer comfort, convenience, and a touch of modernity. Each of the many lodging options is beautifully architected, and the pond, campfire areas, hammocks, communal outdoor kitchens, vegetable garden, nearby hiking trails, and animals all contribute to the sense that this is something like a summer camp for grown-ups. We stayed in one of several quaint farmhouses, near the barn shop which was fully equipped with local goods ranging from cider and fresh eggs to clothes and records made onsite in the studio. The house was more spacious than the pictures suggested, with multiple beds, a small but fully equipped kitchen, vintage clawfoot tub with shower (with excellent water pressure and temperature control), and outdoor picnic table on the deck which comfortably seats six. The recording studios, however, were the biggest surprise. Most of the guests I spoke with expected something more modest. In fact, it’s sort of like stepping into Abbey Road or the Hit Factory. Co-designed by one of the world’s leading studio engineers, Studio A features a control room with a massive 72-channel Neve console/mixing board sourced from Electric Ladyland studios in NYC, as well as four separate isolation booths and every acoustic and electric instrument you can imagine, from grand and upright pianos to vintage acoustic guitars. Studio B, meanwhile, is a synth head’s heaven on earth, with 30 or so vintage synthesizers, electric pianos, samplers, and sequencers all linked together. The geodesic dome on the rear edge of the property is also connected for use as a natural reverb chamber. Suffice it to say, Josh’s property exceeded all expectations. None of us wanted to leave, and we’ll certainly be headed back as soon as possible.

Had a great stay! Loveeddd all the animals. Was greeted by chickens and cats in the am and got to have fresh eggs and local meat. Such a treat! The beds were INCREDIBLY comfortable in this awesome little nook that made me want to redecorate when I got home. Joshua was friendly, attentive and overall a great host!

Outlier Inn is a secret paradise – beautiful tiny houses and buildings, farm animals you can pet and feed, a picturesque pond, and local food/goods available. You can make a bonfire whenever you want! Just be prepared for using an outhouse and communal kitchen (both of which are super clean!).

“This place was so much greater than I could have ever expected! The property is a magical oasis with trees all over, a coy pond, adorable alpaca & goats, a giant shared fire pit, and chill hammocks. The tiny home is even more aesthetically pleasing in person than in pictures. There are tons of great hikes within an hour drive. Josh was so kind and accommodating. His friend hosted a sound bath on the property and it was SO chill. Basically, if you want to connect with nature and recharge your spiritual batteries (and if you’re okay with using a composting toilet), you’ll never want to leave!”

This place is truly unique and we had an amazing stay. So relaxing, I didn’t want to leave. Josh was awesome and was there to greet us and give us a tour of the property when we arrived. We got lots of tips of where to eat, where to hike, etc. The tiny house was adorable, the outdoor shower was amazing (even in the cold) and we loved cooking breakfast in the outdoor kitchen. The barn shop is awesome and the apple cider was out of this world. I loved all the animals but fell in love with the alpaca 🙂 There’s a lot we still want to see in the area and we definitely want to be back. Thanks so much Josh!

Josh was a great host, the property was well kept and magnificent, and we will certainly be back there in the spring or summer to enjoy the property more. The grounds were better in person than described in the listing. A true country experience, close to various great upstate towns, great restaurants, and great hikes nearby. Josh was super responsive and extremely flexible with us including allowing us a late check out with no issues. We are looking forward to going back!

It’s very difficult to explain with few words the amazing experience me and my friends had at the Outlier Inn. Josh is the perfect host, communicative, friendly and always available for any need. The house is very cozy, warm and surrounded by the nature. The best part of the staying are the animals, they simply make the experience perfect. The Outlier Inn is a real gem of the Catskills. There is enough to do on or near the property to keep you entertained for a weekend, or if you’re feeling adventurous like we were there are amazing sights to see just a half hour away! The outdoor shower is hands down the best I’ve ever used, and if you have time make sure to relax in the bath! The kitchen is equipped with everything you could possibly need to make a delicious meal, so don’t feel confined to the typical campsite meals. Josh is easily accessible via AirBnB or phone, and answered all our questions quickly. Our only regret is that we didn’t stay longer!

We had a great time in the tiny house on Joshua’s beautiful property! Joshua met us when we first arrived, and gave us a tour of the awesome space, which includes an alpaca farm, a recording studio, and a shop in the barn. The cabin itself is beyond beautiful and so unique, and we had all of the amenities we needed. Note that it is a tin roof, so heavy rainfall definitely makes for a loud night sleep – but the experience truly is one of a kind! We will absolutely be back, and be bringing friends along!

We had a great time at the Outlier Inn. The kids had fun playing with the alpacas, goats, and sheep, searching for hatched chicken eggs, and running around the grounds — even in the rain. I loved the honest system meat freezer / grocery barn where we got bacon and sausage and a bottle of hard cider. The house was clean and had everything we needed — beds were comfy, kitchen was well stocked (I love it when hosts don’t clean out the spices, extra bit of sugar, etc — to save a trip to the store) as well as the DVD collection (hello Rocky & Bullwinkle!!). Highly recommend Sam’s Point and the Ice Caves although try to avoid holiday weekends — it gets jammed quickly like most state parks. Still, definitely worth it.
